What we build

Five things we do, and do well.

We don’t do loft ladders or office fit-outs. We build and rebuild homes in Cotswold villages — from a 20 m² garden room to a new five-bedroom house — with one team from first cuppa to final sweep.

Build-cost estimator

A straight answer to “roughly how much?”

These ranges come from 61 jobs we finished between 2023 and 2026. They include labour, materials, scaffolding and our project management. They don’t include VAT, architect or planning fees, or your kitchen appliances.

Then ring us — a site visit turns a range into a fixed price.

m²
A single-storey kitchen extension is usually 25–50 m²; a family house 150–250 m².
Finish level
Most of our jobs like this landed between £116k – £136k and about 17–20 weeks on site. That’s roughly £2,580–£3,020 per m² for a 45 m² extension at Considered finish.
  • Walls, floors & structure 38%
  • Roof, windows & doors 23%
  • Heating, wiring & plumbing 18%
  • Joinery & finishes 21%

Indicative only — not a quote. Every site is different; access, ground conditions and listed status can move the number either way.

How it works

Six steps, one kettle.

Most jobs follow the same path. You’ll have the same project manager for every step after the site visit.

  1. Cuppa & chat

    Week 0 · 20 minutes

Ring or write. Tell us what you’re dreaming of and roughly what you’d like to spend.

  2. Site visit

    Within 10 days · free

Ruth or Kate walks the house and garden with you, measures up and talks through what’s possible.

  3. Drawings & planning

    4–16 weeks

Kate draws the scheme in-house and handles planning or listed-building consent with the council.

  4. Fixed quote

    2 weeks after drawings

An itemised, fixed price and a week-by-week programme. No deposit until you’re happy.

  5. Build

    12–52 weeks

Our own team on site, a call every Friday and a swept site every Friday afternoon.

  6. Keys & 10-year warranty

    Handover day

A cake on the side, a folder of certificates, check-ups at 3 and 12 months — and the warranty starts.

Questions

The ones we get asked over tea.

Not here? Ring us — honestly.

How far do you travel?

Twelve miles from the Old Sawmill, give or take a village. That covers Stroud, the Five Valleys, Painswick, Bisley, Nailsworth, Minchinhampton and the edges of Cirencester. Staying close keeps our joiners and masons on your site, not in traffic.

How soon could you start?

Usually four to six months after we agree a fixed price, longer if planning is involved. We book one new job a month so every site has the people it was promised.

Is the quote really fixed?

Yes. The price only changes if you change the design, or if we uncover something nobody could have seen — and then you get a written variation with a price before we do the work. On the last 61 jobs, 52 finished exactly on the quoted figure.

Can we live at home during the work?

For most extensions and many renovations, yes. We’ll plan a temporary kitchen, keep a bathroom working and agree quiet hours. For whole-house retrofits we’ll help you find a local let.

Do you work with our own architect?

Happily. About a third of our jobs come from local architects. Kate can also draw schemes herself for straightforward extensions, renovations and conversions.

How do payments work?

A small deposit when you sign, then monthly payments for work done, checked against the programme. We hold back 2.5% until the 12-month check-up is signed off.
