The developer
We build neighbourhoods, not blocks.
Plotline turns forgotten industrial land into mixed city districts — and stays on to run them. Ropewalk Quarter is our fifth.
The rope works on the Eastbank closed in 1981. For forty years the site was a car park with a long brick shed in the middle. We bought it in 2019, kept the shed — now the Loft — and spent two years designing the quarter with the people who live around it.
We hold every commercial space ourselves and curate who moves in, so the ground floors stay full of local businesses, not empty windows. Our own team manages the streets, the square and the market hall.
How we work
Four rules we don't break.
- 1
Ground floors first
We let the shops, kitchens and workshops before we sell the homes above them.
- 2
Keep what's good
Old buildings, old trees and old street names stay. They give a new place a memory.
- 3
Streets for people
Cars stay at the edge. The inner streets belong to children, bikes and café tables.
- 4
Mix everyone in
Affordable, mid-market and open-market homes share the same entrances and gardens.
