The brief
Live before peak season — no excuses.
Northgate needed the building operational for the November peak. That left 38 weeks from a muddy greenfield to a commissioned, racking-ready shed — including a 1.2 km diverted watercourse and a new roundabout on the access road.
We fixed the price at stage 2, ordered steel in week 3 and started fabrication before planning conditions were discharged, carrying the risk ourselves. Frame and roof ran in two parallel crews from opposite gable ends, meeting at gridline 24.
Our scope
- Full design: architecture, structure, drainage, M&E
- 3,200 t steel fabricated in our Teesside shop
- 54,000 m² FM2 floor laid in 11 pours, laser-screeded
- Two-storey office block and 300-space car park
- Yard, gatehouse, sprinkler tank and pump house
Programme
38 weeks, as built.
Planned against actual, week by week. Steel topped out in week 17, weathertight in week 24 and keys handed over in week 37 — nine days ahead.
Outcome
“We started picking orders on the Monday after handover. The floor was flat enough that the VNA trucks ran at full speed from day one.”
